Welcome back summer, it’s been so cold and grey without you.
Now that summer is back and the frenzy of the Spring buying season has ended, it is the perfect time to put your house on the market. This is the time that tax refunds have been sent out, so potential buyers who have been saving up for a down payment may now be ready to purchase. There are also an abundant amount of families who are hoping to get settled in new homes before the next school year begins.
According to the National Association of Realtors, “More than 40% of all home sales occurred during the months of May through August last year, meaning summer buyers are serious buyers.” Which means, those that are visiting open houses during the summer aren’t “window shopping”, they’re looking for their next potential home.
So how can you make your house stand out in this summer market? Follow these cool tips to help increase your chances of selling your home during the heat.
Maintain your home’s curb appeal
The first thing prospective buyers notice is the front yard, so see it as a first impression, make sure it’s welcoming. Due to the heat, flowerbeds and lawns can suffer, so make sure to keep all of your plants well hydrated. Mow as much as you need to in order to keep your grass kept short. Plant colorful, seasonal flowers to bring a pop of color to your front yard. Any dull or faded spots on your home? Bring out the paintbrushes and give those spots a touch up. Sprucing up your home’s front yard will attract those looking for a home.
Revamp your outdoor spaces
While we’re still focusing on the outside, if you have a pool, play it up by making sure the water is clear and there is no grass, bugs, or debris floating on top. Pools can be a huge selling point especially during the summer heat. If there is no pool but you do have a deck, outdoor kitchenette, or even a playground, keep them clean and make any repairs. Without having to spend too much money, these minor improvements will make a large difference in the value of your home.
Keep the inside cool and inviting
During the summer, people will spend more time inside to avoid the dreadful heat. Use this fact during your open house by making your home cool and comfortable. Keep your air conditioning running, even if it's just for that day. You want to set it to where it’s not cold enough to want to go back outside, but comfortable enough to where potential buyers aren’t going to want to leave. Want to go the extra mile? Offer cold lemonade or water. Embrace the summer and use it to your advantage in order to help you stand out amongst the other houses for sale.
Plan your summer activities and vacations
If you’re planning on putting your house up for sale, make sure to organize all of your summer plans and getaways well in advance in order to list your home accordingly. You don’t want to be unreachable when you’ve got time-sensitive offers coming in. whatever trips or plans you have that will cause you to be unreachable, make sure to TELL YOUR AGENT, that way they can help plan showings and meetings accordingly.
